Villa Renovation in Phuket

We renovate pool villas and private homes in Phuket to the standard we build our own villas to — one accountable team from the first survey to handover.

Renewal

A New-Build Standard for Existing Villas

Sun, salt air and monsoon rain are hard on a tropical villa: roofs and terraces begin to leak, pools lose their finish, timber weathers and building services age. A renovation that lasts treats the causes, not only what shows. We start with a survey of the whole villa, agree a defined scope, budget and programme, and carry out the work with the same site controls as our own projects.

Process

How a Renovation Runs

01

Survey

We inspect the whole villa — structure, roof, waterproofing, pool and services — and report what we find, with photographs.

02

Scope & Proposal

Drawings where needed, a priced scope and a programme. Work starts only on what has been agreed.

03

Permits & Works

We prepare and file any permit applications the work needs, then carry it out with our own site team, reporting progress as we go.

04

Handover & Aftercare

Testing, a joint inspection and a record of the work, with aftercare as agreed in the contract.

The Team Behind The Menara Luxury

Renovations are carried out by the team that builds our own pool villas in Phuket — with the same inspection points before work is covered up, and the same care over waterproofing, pools and finishes.

Good to Know

Before You Renovate

Permits

Like-for-like repairs often need no permit. Structural changes and extensions usually need permission from the local authority, and villas in managed estates may also need the estate’s approval. We check this at the survey and prepare the applications.

Lived In or Let

Where the scope allows, we phase the work so part of the villa stays in use, and agree working hours and access in the proposal. Roof, pool and services work may need the villa empty for a time; the programme shows when.

Owners Overseas

Many owners live abroad. We can run the renovation for you — permits, trades and site — and keep you informed with photographs and video calls as the work progresses.

Questions

What Clients Ask

Do you renovate villas that ITL did not build?

Yes. ITL Development renovates existing pool villas and private homes in Phuket, whoever built them. Every renovation starts with a survey of the whole villa and a defined scope, budget and programme.

Does a villa renovation in Phuket need a permit?

It depends on the work. Like-for-like repairs often need no permit. Structural changes and extensions usually need permission from the local authority, and villas in managed estates may also need the estate’s approval. We check this at the survey and prepare the applications.

Can the work be done while the villa is lived in or let?

Often, yes. Where the scope allows, we phase the work so part of the villa stays in use, and agree working hours and access in the proposal. Roof, pool and services work may need the villa empty for a time; the programme shows when.

Can you manage a renovation for an owner who lives abroad?

Yes. We can run the renovation for you — permits, trades and site — and keep you informed with photographs and video calls as the work progresses.

How much does a villa renovation cost?

Every villa and every scope is different, so we do not publish standard prices. After the survey you receive a priced scope and a programme, and work starts only on what has been agreed.
